Located in Scotch Corner on the A1 in North Yorkshire, the 250,000 sq ft site will host retail space, a food hall and a large home and garden centre — overall, the scheme is valued at £42.9m.
This refinancing will allow the developers, Simon Waterfield and Ralph Congreve, to finalise funding for the project known as Scotch Corner Designer Village.

The case was introduced to HTB by LEXI Finance and subject to tight timescales, with the former carrying out due diligence on the site, tailoring the facility as needed after meeting the borrower.
“Rather than viewing complications as a reason not to proceed with a case, we focus on pinpointing personalised solutions that give the developer the best chance of success,” said Neil Leitch, managing director of development finance at HTB (pictured above).
